Mold assessment and Advanced Indoor Air Quality testing evaluate different indoor conditions. Each service is scoped and priced separately so the testing matches the concern instead of treating every indoor-air-quality question as the same problem.

Outdoor control sample: Mold air testing requires a separate outdoor control sample so indoor results can be evaluated against outdoor conditions at the time of testing.
The final price depends on the assessment scope, number and type of samples, property location, and access conditions. The per-sample starting price is not a flat price for a Visible Mold Assessment or Full Mold Assessment.
Mold assessment begins with the property history, reported concerns, visible conditions, accessible areas, moisture observations, and conditions conducive to mold growth. Beacon agrees on the assessment scope before work begins.
A focused assessment of a reported or visible concern and the accessible surrounding area, including relevant moisture observations and documented limitations.
A broader assessment of accessible areas within the agreed property scope, considering the property history, visible conditions, moisture indicators, and conditions conducive to mold growth. Inaccessible or concealed areas remain subject to the agreed limitations.
Document visible growth, water intrusion, staining, elevated moisture, and conditions conducive to mold growth in accessible areas.
Sampling may be recommended when it can help define or document the concern. It is not automatically required at every property. Depending on the conditions, sampling may include indoor air, surface, or wall-cavity locations.
Collect air samples at selected indoor locations for mold analysis. Indoor results are evaluated against a separate outdoor control sample collected at the time of testing.
Collect material from a selected surface to help document the concern at that location. Surface sampling is different from testing the indoor air.
Sample a selected wall-cavity location when the conditions and access support that approach. Locations and access requirements are agreed before sampling.
Mold Indoor Air Quality Testing evaluates airborne mold-spore conditions and requires an outdoor control sample for comparison.
Advanced Indoor Air Quality Testing evaluates the types and levels of airborne particulates present inside the home. It is intended to identify construction-related debris, fibers, allergens, dust, and other particulates. Mold analysis is separate and must be specifically ordered.
Examples are drawn from PriorityLab’s particle identification materials. Results describe the particles found in the submitted samples; not every listed particle will be present. Mold analysis is separate. This chart does not represent asbestos or VOC testing.
A newly constructed home can look spotless while still containing airborne dust and particulates left behind by the construction and finishing process.
Drywall work, insulation, flooring installation, cabinetry, cutting, sanding, painting and other construction activities can introduce fine particles into the indoor environment. Construction debris and dust may also remain within occupied areas or HVAC components even after the home has received its final cleaning.
Some newly installed building materials, coatings, adhesives and finishes may also release chemical compounds. Beacon’s Advanced Indoor Air Quality particulate analysis evaluates particles captured in the submitted air samples; it does not measure VOCs or other gases. Chemical testing, when appropriate, requires a separately specified analysis.
Advanced Indoor Air Quality testing before occupancy can provide buyers with an objective pre-occupancy baseline before furnishings, pets, cleaning products and normal household activities begin influencing the indoor environment.
If testing identifies elevated particulate conditions, the findings may help identify conditions or areas that should receive additional evaluation or attention before move-in. Depending on the findings, this may include additional cleaning, ventilation, HVAC-related attention, removal of construction debris or dust, or further evaluation by the builder or appropriate contractor.
Addressing identified conditions before occupancy may also give the buyer an opportunity to raise those concerns while the builder and subcontractors are still involved with the property.
A new home should not just look clean. It should start with a clean indoor environment.
New construction can also experience moisture exposure long before the homeowner takes possession. Lumber, roof decking, drywall, insulation and other building materials may be exposed to rain or elevated humidity during construction. Plumbing leaks, incomplete building-envelope protection and other construction-related moisture conditions may also occur before the home is fully dried in and climate controlled.
When building materials remain damp for an extended period, conditions may develop that warrant further evaluation for possible microbial growth, even when the completed home appears clean.
For buyers who want microbial screening in addition to Advanced Indoor Air Quality particulate testing, mold analysis may be added to the new-construction testing scope.
When combined with Advanced Indoor Air Quality testing:
Mold analysis: +$25 per indoor sample
Added to the same Advanced IAQ sampling scope; not a standalone mold-testing price.
Required exterior mold control sample: +$125
The exterior control is required when mold air analysis is ordered so indoor findings can be evaluated with an outdoor comparison sample.
Together, Advanced Indoor Air Quality particulate testing and optional mold analysis can provide a broader pre-occupancy picture of conditions inside a newly constructed home while the builder and subcontractors are still available to address concerns that may be identified.

Add mold analysis at the same indoor sampling location when specifically ordered.
A separate outdoor mold control sample is required when mold analysis is ordered.
Pricing example: One indoor Advanced IAQ sample with mold analysis, plus the required outdoor mold control sample, totals $325. Each additional combined indoor sampling location is $200.
An assessment begins with the client’s concerns, property history, and observable indoor conditions to help define the questions that testing should address. The assessment scope and any proposed sampling are explained before work begins.
Assessment and laboratory testing are different parts of the process. Laboratory analysis applies to the samples specifically ordered and submitted. Mold analysis is separate, and Advanced IAQ does not determine whether asbestos is present or test for VOCs.
Water sampling for an FHA or VA transaction is scoped around the testing requested for the property. Provide the lender’s water-testing requirements so the sampling and laboratory analysis can be arranged for the requested scope.
Beacon will explain the proposed sampling, laboratory documentation, and price before collection. Water sampling is separate from mold and Advanced IAQ services; laboratory results apply to the submitted water samples and are not a guarantee of loan approval.
Home-inspection observations, not a separate Beacon testing service
Potential lead-based paint concerns may be considered during the normal home-inspection process based on the age of the property, visible materials, deterioration, peeling or damaged painted surfaces, and other observable conditions. When conditions warrant, the concern will be brought to the client’s attention.
A standard home inspection does not determine whether lead-based paint is present. Any dedicated lead assessment, sampling, laboratory testing, risk assessment, or clearance testing must be performed by an appropriately licensed or certified lead professional.

Home-inspection observations, not a separate Beacon testing service
Potential asbestos-containing materials may be considered during the normal home-inspection process based on the age of the property, visible building materials, alterations, deterioration, or evidence that potentially suspect materials have been disturbed. When conditions warrant, the concern will be brought to the client’s attention.
A standard home inspection and the Advanced Indoor Air Quality service do not determine whether asbestos is present. Any dedicated asbestos assessment, inspection, sampling, laboratory testing, air monitoring, or clearance testing must be performed by an appropriately licensed asbestos professional.
