Home Inspections in Loxahatchee & The Acreage, Florida

Rural living, horse farms, acreage properties and generations of South Florida construction

Loxahatchee and The Acreage offer a way of life that's becoming increasingly difficult to find in South Florida. Larger properties, open spaces, rural neighborhoods, and a sense of independence attract people looking for privacy and room to enjoy their property.

I've been inspecting homes in this area since Okeechobee Boulevard and Seminole Pratt Whitney Road were two-lane highways. I've watched western Palm Beach County grow from a largely rural landscape into a thriving residential community, while much of Loxahatchee and The Acreage has maintained the character that attracted people here in the first place.

And one thing I've learned over the years is that the diversity of homes out here is every bit as great as the diversity of the people who live in them.

From Rural Homesteads to Modern Acreage Estates

During the 1980s and 1990s, much of The Acreage consisted of modest single-family homes, including wood-frame construction, situated on large parcels of land. Many properties had little more than the main residence, perhaps a shed or detached garage.

As western Palm Beach County expanded during the 2000s, larger homes and custom-built residences became increasingly common. Additional garages, workshops, barns, guest accommodations, and other outbuildings became part of the changing landscape.

Today, you'll find everything from older wood-frame homes and manufactured housing to substantial custom residences and equestrian estates. Some retain their original building systems, while others have undergone extensive renovations, making each property's construction history an important part of the inspection.

The Appeal of Rural Living Without a Typical HOA

One of the biggest attractions of Loxahatchee and The Acreage is the freedom of owning a larger property without the restrictions of a typical homeowners association. Residents appreciate having room to operate small businesses, maintain workshops, park motorhomes, boats and other recreational vehicles, raise horses, or operate small agricultural farms.

Over the years, some properties have undergone extensive renovations, additions, garage conversions, and the construction of detached buildings, sometimes without the benefit of proper permits. During my inspections, I pay attention to visible indications of these improvements, questionable workmanship, and potential safety concerns, advising my clients when further investigation or verification of permit records may be appropriate.

Older Homes, Renovations and Aging Building Systems

Older homes throughout Loxahatchee and The Acreage, particularly those constructed during the 1980s and 1990s, can present concerns involving wood-frame construction, previous renovations, aging roofing materials, electrical equipment, plumbing, and air-conditioning systems.

Some of the conditions I pay particular attention to include:

  • Roofing and attic conditions: Aging roof coverings, flashing, previous repairs, roof-to-wall connections, ventilation, and moisture intrusion.
  • Wood-frame construction: Moisture-related deterioration, termite damage, exterior wall conditions, and structural modifications.
  • Electrical systems: Aging panels, improper wiring modifications, exposed exterior electrical components, and installations serving workshops or outbuildings.
  • Plumbing: Older supply and drain materials, fixtures, water-heating equipment, and previous leakage.
  • HVAC systems: Equipment condition, ductwork, condensate management, ventilation, and installation deficiencies.
  • Additions and renovations: Enclosed patios, converted garages, additions, and how newer improvements connect with the original home.
  • Property drainage: Grading, standing water, drainage swales, and conditions that may contribute to moisture problems around buildings.

Private Wells, Septic Systems and Water Quality Testing

One of the biggest differences between many Loxahatchee properties and homes in more developed suburban communities is their reliance on private wells and onsite septic systems.

I've been performing private well water testing throughout Loxahatchee and The Acreage for more than 15 years. In my experience, during the early 2010s, approximately 20% of the properties I tested returned elevated bacterial findings. Since around 2015, I've noticed a significant increase, with positive bacterial results occurring in an estimated 60% to 80% of the older well-water systems I've tested.

Bacterial contamination, including total coliform and E. coli, can be present even when well water appears perfectly normal.

Beacon provides private well water sampling and testing for homebuyers, existing homeowners, and real estate transactions, including FHA and VA mortgage requirements when applicable. Testing may include bacteria and additional water-quality parameters based on the property's needs.

During a comprehensive home inspection, I also pay attention to visible plumbing, water-treatment equipment, pressure tanks, filtration systems, and accessible components associated with the water supply. Septic-related concerns can be referred to appropriate specialists when further evaluation is warranted.

Mold, Moisture, WDO and Environmental Considerations

Roof leaks, plumbing failures, HVAC condensate problems, inadequate ventilation, and previous additions can contribute to moisture intrusion and conditions conducive to mold growth.

Visual inspections for apparent mold growth, moisture intrusion, and conditions conducive to mold growth are included with every comprehensive Beacon home inspection.

When conditions warrant, comprehensive mold assessments, mold sampling and testing, and Advanced Indoor Air Quality testing are available.

Older homes and previously renovated properties may contain lead-based paint or asbestos-containing materials. During my inspections, I pay attention to visible conditions suggesting these concerns, inform my clients, and recommend appropriate professionals when further evaluation is warranted.

A limited visual inspection for evidence of wood-destroying organisms (WDO), including termites and other wood-destroying insects, is included with every comprehensive Beacon home inspection. However, for wood-frame homes, I strongly recommend a comprehensive WDO inspection by a licensed pest control company, particularly for the additional protection and warranty benefits these companies may offer.

Wind Mitigation and Four-Point Insurance Inspections

Loxahatchee and The Acreage include homes built across several decades, making wind mitigation and four-point insurance inspections important services for buyers and existing homeowners.

Wind Mitigation Inspections document qualifying roof and structural features that may help homeowners obtain available windstorm insurance discounts.

Four-Point Inspections evaluate the visible condition of roofing, electrical, plumbing, and HVAC systems for insurance underwriting purposes.

Older properties may present additional insurance considerations involving roof age, electrical equipment, plumbing materials, and previous renovations.

Both inspections can be coordinated with a comprehensive home inspection or scheduled individually.
